Hidden Wood Rot

Since most dry rot occurs on the back side of lumber, it is usually to late to save the board if it is rotted on the face.
Here is an example of rot on the back of a trim board (the entire length is rotten), the front of the board appeared salvagable. Sometimes you don't know how bad the wood is until you get started.

Wierd how things work out. Tromler Construction specializes in dry rot repairs in the Sacramento Area, but we also do other work. Water damage, fire, plumbing repairs, and many others. We have been tied up in doing a lot of work - none of it involves pictures of dry rot and damages. This will change soon.

Dry rot post

Sometimes the dry rot damage is minor, other times the water damage is bad. This is just one post but it supports a large overhead concrete deck. If this post goes untreated it will likely cause the deck above to dip lower and crack.

Wood damage in Cameron Park

Moisture, earth contact, warm conditions and lack of attention to signs of water damage can lead to serious structural damage. This concrete deck was not waterproofed correctly, water and soil allowed the decay of the supporting lumber. Left uncorrected the damage gets worse, never better.

Dry Rot Damage Removed, Ready For Concrete



All water damage material, dry rot damages, and moldy surfaces are cleaned up. The only thing that remains to be done - pour the concrete decking.

Repairing dry rot damaged patio by Tromler Construction



Decking materials were removed; concrete, sheathing, joists, and header. All material removed was damaged and considered dangerous if built upon. Water had damaged this wood over a 20 year period. The damage started from a small crack in the lightweight concrete, the tar waterproofing membrane had failed, the moisture slowly destroyed the wood under the deck.





Temporary supports were needed to hold the rails up during the rebuilding of the decking. Here the 4x12 header and fascia boards have already been installed. The support bracing remained in place until the completion of the framing by Tromler Construction.





Joists and sheathing installed. This is a shot from under the deck, from the apartment below. Siding will be installed over the joists to close up the underside of the deck. This deck is located in Cameron Park.
New hot mop waterproof membrane will be installed and a new concrete slab poured tomorrow by Tromler Construction.

Demolition of Dry Rot Balcony in Cameron Park

Dry rot repairs have been started by Tromler Construction at this Cameron Park apartment unit. The demolition of water damaged materials led to the complete removal of the entire lightweight concrete balcony.



This is a picture of the bottom of the balcony. You can see how the wood has rotted and is falling down. This sort of water damage has made the concrete decking unsafe. To get to the wood framing damage the concrete slab must be removed.

Here is a view from the top unit looking down into the hole at the start of demolition. Without any wood support the concrete easily crumbled to the ground.

For safety reasons, must of the work was done from a ladder. Dry rot had reach the 4x12 header, the main support for the outdoor structure. This water damaged board is schedule to be removed, temporary bracing will be used to salvage the upstairs railing. Tromler Construction specializes in wtaer and dry rot repairs.

Dry Rot Found Under Concrete Patio in Cameron Park

Typical second story concrete deck where dry rot was discovered. Dry rot was found to exist in the sheathing and framing members. Here is a picture of a typical apartment balcony.
