Exterior Dry Rot In Upper Redwood Deck And Framing

The underside of a deck can tell you about the condition of your deck boards. If the deck framing is rotting, chances are the deck is bad also. Most owners have no idea how bad the moisture problem has gotten until the deck has failed. If the decking is soft to the foot, there is a danger of "stepping through" the wood.

The advantage of a second story deck is that you can easily see the underside framing members. The deck in the pictures shows how dry rot has destroyed the structural strength of the deck. It was removed and replaced before the new decking was installed.

Saw this wood framed patio wall that is covered with vinyl siding today. The siding no longer has anything to hold it up because of moisture, and water damage. The Sacramento property is in need of repair, the problem will only get worse. Often times the vinyl siding hides any dry rot or water damage until it is too late. Wood Siding Repair In Sacramento

If you think that you have dry rot on the exterior wood siding and trim of your property, chances are you probably do! But how do you know for sure?

You don't have to be an expert to see that the wood on the building has areas that is soft or discolored. Touch it with your hand, is it soft to the touch? Good wood trim and siding should be as solid as the original product. If the wood is soft then the decay has begun to destroy the wood.

Are there areas on the exterior of the building that have changed colors over time? This change in color can be an early warning sign to future problems and should be looked at to find the cause of the change. The wood may not be rotting yet but will likely begin soon. The discolored wood is getting moisture behind it, from a roof leak, plumbing pipe leak or some source of water that should not be there.

Luckily, these problem areas can be repaired and precautions taken to help prevent this sort of thing from happening again in the future. Early correction of these areas can save your property from extensive repairs in the future.

Sacramento Dry Rot Repair To Siding By Placerville Contractor

"I think we may have a dry rot problem on the side of the building".

These were the words the property manager used to discribe this area of dry rot damage. Walking around the side of the apartment unit, I could see this and knew she was right. What do you think?

The siding and trim boards were moist and crumbling to the touch, something needs to be done to correct the rotting wood siding. As a general contractor who is called to look at and repair these sort of things, it is important to note that just repairing the damage is not enough. If the contractor only repairs the damage, this dry rot repair will have to be done again in a few years.

Looking at the water damage picture above, you can see several factors in the dry rot problem. First, water is probably spraying on the siding from the irrigation sprinkler right in front of the siding wall - this should be checked and corrected. Second, the dirt in the area is too high. Moisture in the wet soil against the wall is like putting the siding in water for long periods of time. Grading the soil away from this area will help future water damage from occurring.

Regular inspections are very important in the maintenance of your property. Perhaps this water damage could have been minimized with early detection. Check for water and dry rot damage regularly, or have someone do it for you. Address the cause of the problem first, then fix the damage.

Strengthening A Sagging Bathroom Floor

Every once in a while, being a general contractor can be a challenge. Today was one of those days. Driving to Sacramento this morning not really knowing what to expect; only that the bathroom floor was soft and there are no wood supports to hold the floor up. What? That's right no wood framing holding up the floor. Just a building made with prefabricated honeycomb construction slabs. So when there is water damage to this construction system, there really isn't any charted course of action. I guess no other contractors in Sacramento were willing to do this job. This was today's challenge.

Here is the honeycomb system cut out at the tub. The honeycomb is sandwiched by a layer of fiberglass - top and bottom. It floats over the ceiling system below. I know, you think I'm nuts but that is what we dealt with in this Sacramento building today.

This is view of the bathroom project from the door leading into the bathroom. The debris is resting on a thin layer of woven fiberglass approximately 1/8" think. Too soft to walk on, we ran a plank from the door opening to the tub to work on the water damaged room. The other challenge that we faced today was time.

This water damaged bathroom was in a one bathroom, occupied unit. The demolition and reconstruction had to be done in a single day. Otherwise, the tenant would have to be relocated somewhere else. This is costly to the owners, and an inconvenience to the residents. We really enjoy the fact that property owners have faith in Tromler Construction being able to complete this project within the time line, while producing a solid flooring system for years to come.

Sometimes you can just smell the moisture in the room. Kind of like a load of wash that sits in the washer for too long before drying. In your home, that smell may be a sign of water damage that you are not yet aware of.

If you have experienced this smell, look for signs of moisture in the area. It may just be a wet towel stuffed in the corner and forgotten. Or it may be something bigger. Checking the fascia boards on your home or apartment can be an early indicator of dry rot beginning to appear in the structure. Visual inspections can be done. Look to see if the wood has lost it's original shape. Is the surface irregular, pieces of wood failing? Regular painting of the wood surface will help to shed the water from the wood, extending the life of the wood.

Dry Rot Damage Continues To Grow in Apartment Community.

I've been a general contractor in Placerville, CA for several years. Before that I was a general Contractor in Cameron Park, and San Jose, CA. I have had a ton of experience with water damage, dry rot, mildew, mold, decay, and all that stuff thats ugly and dirty.
